Tenant screening and selection:

– Perform a background check to verify identity, income, credit history, and background history.

– Notification of decision letter to tenant.

– Drafting a lease agreement.

– Review term of lease and guidelines.

– Collect first month rent and security deposit.

– Collect rent each month.

– Drafting and sending late payment notice letter if applicable.

Inspection, financial, Maintenance, and move out phase

Inspections, Financial, Maintenance, and Move out process:

– Perform regular inspection of the property.

– Provide financial documents which include cash flow statment.

– Maintain and monitor emergency repair hot-line.

– Inspect property after tenant moves out.

– Provide tenant with a copy of move out condition with estimated damages if applicable.

– Clean and re-key the locks.
